Le propriétaire bailleur doit donner au locataire un DDT avec un nombre variable de diagnostics immobiliers.
Si le bien a été construit avant juillet 1997, il faudra faire effectuer le diagnostic amiante, ainsi que le diagnostic plomb s’il a été bâti avant janvier 1949.
Loué vide, le logement fait l’objet d’un mesurage loi Boutin.
La location d’un appartement équipé d’une installation électrique et/ou d’une installation de gaz de plus de 15 ans, si l’immeuble a été construit avant janvier 1975, s’accompagne d’un diagnostic électricité et/ou gaz.
Dès janvier 2018, les diagnostics gaz et électricité seront requis pour toutes les installations intérieures de plus de 15 ans quel que soit la date où a été délivré le permis de construire.
Vous devrez aussi fournir un DPE à jour et, généralement, un ERNMT (dans la majorité des villes, il existe au moins un risque naturel, minier et technologique recensé).
Enfin, le propriétaire doit proposer un logement décent et faire réaliser un état des lieux à l’entrée/sortie du locataire de son bien immobilier.
